The villa sits on its own private plot, offering a wonderful sense of space and privacy across multiple outdoor levels.

At the heart of the outdoor area is the large private swimming pool (8.7m x 3.7m, depth 1.4m), which includes a shallow end ideal for children or relaxed lounging. A convenient outdoor shower is located poolside. Surrounding the pool, a spacious sun terrace features six wooden loungers and two parasols, providing ample space to relax throughout the day.

Leading directly from the kitchen is a shaded dining terrace, centred around a beautiful live-edged chestnut table with seating for eight, perfect for long, leisurely meals. A stone barbecue nearby makes outdoor cooking easy and sociable on warm summer evenings.

The gardens are arranged across two terraced levels and are planted with mature fruit trees and Mediterranean greenery. Bougainvillea cascades along the terrace railings and climbs up the villa façade, framing the sea views from the master bedroom. Mature trees to the rear of the property provide natural screening from the road, enhancing privacy.

Additional outdoor features include a table tennis table on the patio and an outdoor washing line.

A true highlight of the villa, the roof terrace offers panoramic views across Kalkan, the sea and surrounding islands. This expansive space includes a dining table with seating for six, two sun loungers, and a comfortable corner seating area. An awning provides welcome shade during the day, making this the perfect spot for sunset drinks, evening dining or simply enjoying the view.

The open-plan kitchen and lounge form the social heart of the villa and are fully air-conditioned for comfort.

Kitchen: The kitchen is fully equipped with a microwave, kettle, toaster, dishwasher, fridge/freezer, cooker with gas and electric hob, and a chilled water dispenser, making it well suited to both casual meals and family cooking.

Lounge: The lounge offers comfortable seating for at least seven guests and is ideal for relaxing after a day in the sun. It includes a widescreen TV with Blu-ray DVD player and HDMI cable, along with a selection of DVDs.

All bedrooms are air-conditioned and thoughtfully laid out to provide comfort, privacy and flexibility for families or groups.

Bedroom One – Master Suite (First Floor): The master suite is a generous and luxurious space featuring a super king-size bed, a separate dressing area and a private lounge. The en-suite bathroom includes both a large bath and a walk-in shower. Sliding doors open onto a private terrace with beautiful views across Kalkan.

Bedroom Two (First Floor): This light and airy bedroom features a king-size bed, dressing area and en-suite bathroom with walk-in shower. The private terrace overlooks the pool and enjoys lovely views towards Kalkan.

Bedroom Three (Lower Ground Floor): Located on the lower ground floor, this flexible bedroom can be arranged as twin beds or a super king-size bed. It includes a dressing area, en-suite shower room and direct access to the lower ground terrace and garden.

Bedroom Four (Lower Ground Floor): Bedroom four is a large and versatile room with twin beds and an additional sofa bed, making it ideal for families or older children. Large doors open onto the lower ground terrace and garden, and the room has convenient access to a separate toilet on the ground floor.

The villa is usually cleaned once a week, with a mid-stay clean included for two-week bookings. All bed linen is provided, along with bathroom towels and beach towels for guest use. An electronic safe is also available for guests to securely store valuables.
